When you have decided to purchase a particular house, it is very important for you to have a home inspection conducted, so that you understand what you are getting into. It is something that helps you understand whether it’s the dream that you think it is or a potential nightmare. This is usually done before making an offer as offers are mostly subject to inspection. 

When inspecting a house, a home inspector will look for:

Foundation: With their infrared camera, home inspectors will try to get an indication whether there has been any leak in a foundation wall; whether the insulation is in place; if there’s an active leak that help determine what the condition is behind a specific wall.

Plumbing: To make sure that the fixtures are tight and there’s no leaking; the drains are installed properly and not leaking; and also to see whether there are any odors in the water.

Windows: To make sure that the window seals are not damaged. For example, if one of the windows gets fogged, that tells that the window has to be replaced. Next, the home inspector will look at the frame to see if there are any openings that have to be resealed; otherwise you may get an air leakage. As well, to see if the windows open and close properly and then lock.

Furnace: With the furnace the home inspector will check the quality of the filter and whether it is installed properly; they will check as well the quality of the furnace itself and whether it’s leaking any water inside or gas, which could be very critical; and the age of the furnace and whether it’s high, medium or low efficiency type.

Mould: One other thing you may want to look for in a home inspection, is whether there is mould (or termites) in the house you intend to purchase – or even in the area – as it can result in significant costs to repair later. You may need to call in a separate mould inspector to do the inspection.
